Microchip in-system programming solution: SAM-BA

I'm using a SAM3U4E chip on the SAM3U-EK eval board and trying to program the device using the SAM-BA built into the device and a terminal application on the PC side (TeraTerm which supports XMODEM)
Once I erase the chip using the jumper and connect via USB to a PC the board does show up as a COM port.
After that I open the terminal and can send the "V#" version command, "O#/o#" write/read 1 byte commands.

But I can not get the "S" send file command to work.
My understanding that I first need to send the "applet-lowlevelinit-at91sam3u4.bin" applet to address 0X20001000


After which the chip should send back "CCCCC...." awaiting the file to be sent. I get instant ">" prompt after the command as if it is not even being recognized.

Any thoughts?

I think the '>' prompt is the correct response ...

According to the datasheet for the SAM3U "23.4 SAM-BA Monitor"
Send a file (S): Send a file to a specified address
– Address: Address in hexadecimal
– Output: ‘>’
nothing about sending back "CCC...".
